Access Statement for Upidas Cottage, St Martins

It should be noted that the accommodation is a traditional granite built cottage.

The sitting room & bathroom have relatively low ceilings – 6ft approx – & the doorways are too narrow for traditional wheelchair access.

Visitors’ luggage will be delivered to the cottage on arrival.

Access is from the road through a small porch with small steps through the outer and inner door.

Ground Floor: Enter into the sitting room, which is carpeted. There is one step down into the kitchen/diner, which has vinyl floor covering.

First Floor: Two bedrooms & a bathroom on the first floor are reached by stairs, which are carpeted. There is a hand-rail in place. There is one step down from the hallway to the bathroom, which has vinyl floor covering.

The bath has safety handles & a non-slip surface.

First bedroom (double bed) is on the same level as hallway and is carpeted.

Second bedroom (three single beds) is two steps up from the hallway & is carpeted. There are night storage/convector heaters downstairs.

Bathroom has a heated towel rail.

Bedrooms have convector/oil filled radiators. Extractor fans are fitted in the kitchen & bathroom.

The front garden seating area is directly across the road from the front porch & down four granite steps. A clothes drying area is situated in the garden at the rear of the building, & is accessed by a gate at the side of the cottage.

Shared laundry facility is situated in the Chalet field - a short walk down the road.

Refuse facilities are in the back garden of Top Cottage.
